What Is a Home Appraisal and Why Does It Matter?

When you're buying a home, you'll hear a lot of new terms—pre-approval, escrow, inspections, disclosures, and appraisals. While a home inspection focuses on the property's condition, a home appraisal determines its estimated market value.

If you're financing your home with a mortgage, the appraisal is one of the most important steps in the homebuying process. Here's what every buyer should know.

What Is a Home Appraisal?

A home appraisal is a professional opinion of a property's market value completed by a licensed appraiser. Most lenders require an appraisal before approving a mortgage to ensure the home is worth the amount being financed.

Think of it this way: if a lender is loaning hundreds of thousands of dollars, they want to make sure the home is worth what you're paying.

What Does an Appraiser Look At?

Unlike a home inspector, an appraiser isn't looking for every repair or maintenance issue. Instead, they evaluate the home's overall value by considering factors such as:

  • The home's size and layout
  • Age and overall condition
  • Number of bedrooms and bathrooms
  • Recent renovations or upgrades
  • Lot size
  • Location and neighborhood
  • Comparable home sales (often called "comps")

The appraiser compares your home to similar properties that have recently sold nearby to determine a fair market value.

Why Does the Appraisal Matter?

The appraisal protects both the buyer and the lender.

If the home appraises at or above the purchase price, the transaction usually moves forward without issue.

If the appraisal comes in below the agreed-upon purchase price, it can affect your financing and lead to additional negotiations.

What Happens if the Appraisal Comes in Low?

A low appraisal doesn't necessarily mean the deal is over. Buyers and sellers have several options, including:

  • Renegotiating the purchase price
  • The buyer paying the difference in cash
  • Challenging the appraisal if there are factual errors
  • Requesting a second appraisal in certain situations
  • Walking away if the contract allows

Can an Appraisal Come in Higher Than the Purchase Price?

Yes.
