The good news is that the homebuying process follows a fairly predictable timeline. While every transaction is unique, understanding each step can help you feel more confident from the moment you decide to buy until the day you receive your keys.

Here's what you can expect when buying a home in the San Francisco Bay Area.


Step 1: Get Pre-Approved (1–7 Days)

Before you start touring homes, meet with a mortgage lender to get pre-approved.

During this process, your lender will review your:

  • Income
  • Credit score
  • Employment history
  • Assets and savings
  • Existing debt

A pre-approval gives you a realistic budget and shows sellers you're a serious buyer. In the competitive Bay Area market, many sellers expect buyers to have a pre-approval before submitting an offer.


Step 2: Start Your Home Search (A Few Days to Several Months)

Once you're pre-approved, it's time to begin touring homes.

Your real estate agent will help you narrow your search based on your budget, lifestyle, commute, and must-have features.

Depending on inventory and your goals, you may find the perfect home in a weekend—or it may take several months.

Try not to rush the process. The right home is worth waiting for.


Step 3: Submit an Offer (1–3 Days)

Escrow is the period where all remaining steps are completed before ownership transfers to you.

Step 6: Mortgage Underwriting (2–4 Weeks)

Step 7: Final Walk-Through (1–2 Days Before Closing)

Before closing, you'll complete a final walk-through of the property.

This is your opportunity to confirm:

  • Agreed-upon repairs were completed
  • The home is in the expected condition
  • No new issues have appeared since your offer was accepted

Step 8: Closing Day

Congratulations—you're almost there!

On closing day, you'll sign your final loan documents and submit any remaining funds needed to complete the purchase.

Once everything is recorded with the county, you'll officially receive the keys to your new home.

You're now a homeowner!
