How Much Income Do You Actually Need to Buy a Home in Pacifica or Daly City?

Buyer-Focused Brooke Lau May 8, 2026

Buying a home in Pacifica or Daly City is a goal for many Bay Area buyers—but with rising home prices and interest rates, one question comes up constantly:

How much income do you actually need to buy here?

The answer depends on more than just salary alone. Your buying power is influenced by your down payment, monthly debt, loan terms, and the type of property you’re looking for.

Still, understanding the general numbers can help buyers feel more prepared and realistic about what’s possible.

What Home Prices Look Like in 2026

Both Pacifica and Daly City remain popular alternatives to San Francisco thanks to their location, neighborhoods, and lifestyle appeal.

In 2026:

  • Many single-family homes in Pacifica range from around $1.1M–$1.4M
  • Homes in Daly City often range from about $900K–$1.2M
  • Condos and townhomes may offer lower entry points for first-time buyers

Generally speaking, a buyer purchasing around the $1M price point may need a household income around $200K+ depending on their financing and debt situation. Buyers looking at condos or townhomes may be able to enter the market with lower income requirements.

What Lenders Actually Look At

One of the biggest misconceptions is that lenders only care about salary. In reality, they evaluate your overall financial picture.

This includes:

  • Existing debt
  • Credit score
  • Down payment amount
  • Interest rates
  • Property taxes
  • HOA dues

Because of this, two buyers making the same income may qualify for very different homes.

Pacifica vs. Daly City

While both cities are more affordable than many parts of San Francisco, they offer very different lifestyles.

Pacifica is known for its coastal atmosphere, ocean views, and quieter feel, which often comes with slightly higher home prices.

Daly City tends to provide more inventory and slightly more accessible price points while remaining close to San Francisco and major commuter routes.

For many buyers, the decision comes down to balancing affordability with lifestyle and commute preferences.

The Biggest Mistake Buyers Make

Many buyers assume they can’t afford to buy before ever speaking with a lender or exploring their options.

The reality is that there are often more possibilities than expected, including:

  • Lower down payment loan programs
  • Condos or townhomes as starter homes
  • Buying with a partner or family member
  • Adjusting location or property type

Buying in the Bay Area may still be challenging, but it’s not always as out of reach as people think.

Final Thoughts

The amount of income needed to buy a home in Pacifica or Daly City depends on your financial situation, goals, and comfort level—not just a single salary number.

For many buyers, the first step isn’t increasing their income—it’s simply understanding what’s realistic for them.
