Best Affordable Neighborhoods Near San Francisco Right Now

Buyer-Focused Brooke Lau May 16, 2026

Finding an affordable place to buy near San Francisco can feel impossible, but there are still neighborhoods across the Bay Area offering better value, strong community vibes, and easier entry points for first-time buyers in 2026.

While San Francisco home prices remain high, many nearby areas continue to attract buyers looking for more space, relatively lower prices, and long-term investment potential.

Outer Sunset, San Francisco

The Outer Sunset continues to be one of the more affordable neighborhoods within San Francisco city limits. Buyers are drawn to its laid-back coastal feel, proximity to Ocean Beach, and access to Golden Gate Park. Condos and TICs can still offer lower entry prices compared to many central SF neighborhoods.

Excelsior, San Francisco

The Excelsior remains popular among first-time buyers thanks to its relatively lower home prices, diverse community, and access to public transportation. The neighborhood offers a mix of single-family homes, local restaurants, and strong community energy.

Bayview-Hunters Point

Bayview-Hunters Point is often considered one of the most affordable areas in San Francisco for buyers entering the market. Continued development and improving transit access have kept this neighborhood on many buyers’ radar in 2026.

Daly City

Located just south of San Francisco, Daly City offers more affordability while still providing easy access to the city. Buyers appreciate the larger homes, suburban feel, and convenient BART access for commuting.

Oakland

Oakland continues to offer more affordable opportunities compared to San Francisco, especially for condos and starter homes. Some areas have seen home prices cool in 2026, creating opportunities for buyers looking for value and long-term upside.

Concord & Walnut Creek

For buyers willing to commute a bit farther, Concord and Walnut Creek remain attractive options with more space, newer developments, and relatively lower price points compared to core Bay Area markets.

Final Thoughts

Affordability in the Bay Area is relative, but there are still neighborhoods offering opportunities for first-time buyers and investors in 2026. The key is balancing budget, commute, lifestyle, and long-term goals.

Whether you’re searching within San Francisco or exploring nearby cities, understanding the local market can help you find the right fit at the right price.
